What is a Buyer’s Agent?
A Buyer’s Agent is a licensed real estate professional who represents the buyer in a real estate transaction. Whether you’re purchasing a home or an investment property, they assist you at every stage of the process.
This includes searching for and inspecting properties on your behalf, conducting thorough due diligence checks, guiding you on what a property is worth, negotiating or bidding at auctions, working closely with your conveyancer, arranging building and pest inspections, and completing pre-settlement inspections for you. What’s the difference between a Buyer’s Agent and a real estate agent?
The main difference between a Buyer’s Agent and a real estate agent (or selling agent) lies in who they represent. A Buyer’s Agent works exclusively for you, the buyer, guiding you through the property purchase process, advocating for your best interests, and helping you secure the right property at the best possible price. In contrast, a selling agent works for the seller and is focused on achieving the highest price for their property.
As a buyer, it’s important to understand this distinction, and to remember that any information a selling agent provides about a property, is shared with the seller’s interests in mind. Learn more about our services here.
Why use a Buyer’s Agent?
There are many reasons why people choose to engage a Buyer’s Agent, such as being short on time, feeling overwhelmed by the process, or needing help buying in an unfamiliar area. A Buyer’s Agent can also provide access to off-market opportunities, or handle negotiations on your behalf. Each person’s circumstances are unique, so often the easiest thing is for us to arrange a time to speak over the phone.

How long will it take Locality Property Buyers to find me a property?
The timeframe can vary, as it depends on several factors, including the type of property you’re looking for, the specific requirements outlined in your brief, your budget, and the availability of suitable properties at the time (both on and off-market). While I’ve been able to help some clients secure a property in as little as three weeks, sometimes it can take three months or more. On average, with most clients it generally takes between six and eight weeks from starting the search.
Are you able to find off-market properties for me?
Yes, through my local networks I have access to properties that aren’t publicly advertised. These include both off-market and pre-market opportunities that are only accessible through a Buyer’s Agent. While I can’t guarantee that every search will uncover off-market options, since it depends on your specific criteria and what’s available at the time, I proactively explore every avenue to find the right property for you.
Do I still need to attend open homes and inspections if I engage a Buyer’s Agent?
If you engage me as your Buyer’s Agent, you don’t need to attend open homes unless you want to. I handle these on your behalf, providing detailed feedback, photos, and videos so you can make informed decisions without needing to be there in person. Of course, if there’s a property you’re particularly interested in and would like to see it yourself, I can arrange a private inspection for you.

How much does a Buyer’s Agent cost?
Costs vary depending on which service you choose. For the full-service offering, typically Buyer’s Agents charge either a fixed fee or a percentage of the purchase price. I offer both options, so you are able to choose which works best for you. I also offer a range of additional service options tailored to suit different needs and budgets. Do I have to pay anything upfront?
Fees for one-off services, such as auction representation, are payable upfront. For the comprehensive end-to-end service, the fee is divided into two instalments: a modest upfront Engagement Fee, and a Success Fee, which is due only once your property purchase becomes unconditional. Are you paid referral fees from other service providers?
No. If needed, I can connect you with a range of trusted local service providers, including mortgage brokers, conveyancers and building and pest inspectors, to help streamline the buying process. However, I do not accept referral fees or kickbacks for any introductions made – they are made purely with the intention of supporting you and ensuring you have access to reliable professionals.
