Full service
Finding the perfect property for your needs can be challenging at the best of times. If you work full time, have a young family, or live outside the city or state, it can prove even more difficult.
Through my end-to-end service, I take care of each stage of the process for you, from the initial search to the final stages of settlement, to ensure a smooth, stress-free buying experience.
Understanding your vision
The first step in the process is for me to understand your vision and long-term goals.
Through a detailed discussion, we’ll cover your preferences in terms of property type, layout, number of bedrooms and various other features. However, we’ll also go deeper, exploring your feelings about street appeal, traffic noise, landscaping, amenities, and any other elements that are important to you. This ensures I’m clear on exactly what you’re looking for, so I can search for properties that truly align with your needs.
Taking a closer look
After reviewing each property against your specifications, I’ll identify the most suitable options to inspect on your behalf.
Detailed property information will be accompanied by video walk-throughs, providing you with a ‘firsthand’ experience of the interiors. If there’s a property you’re particularly interested in and would like to see it yourself, I’d encourage you to come to the second inspection. Ultimately, through this process, you’ll decide on the property you'd like to purchase.
Guiding you on what to pay
Using my in-depth knowledge of the local market, I’ll provide you with clear picture of what a property is worth. This ensures we have clear plan of action when it comes to making an offer, so you don’t overpay.
Supporting you through to settlement
Once contracts have been exchanged, I’ll continue to work with you through to settlement; liaising with your conveyancer to ensure everything stays on track, conducting the pre-settlement inspection to confirm everything is in order, and even collecting and delivering your new set of keys! All that remains is for you to celebrate your successful purchase.
Exploring the market
Once your requirements are clear, I’ll conduct a thorough search of the market to find properties that meet your specific criteria. Through my extensive network of contacts, I’ll also have access to pre-market and off-market listings – opportunities that are not publicly listed – giving you a competitive edge.
Providing additional insights
Peace of mind is important when buying a property.
That’s why I perform a series of background checks, from zoning to flood risks, to the location of underground pipes. I’ll also organise prompt and thorough building and pest inspections and provide support in understanding the reports. This ensures you can make confident, informed decisions about the property you buy.

When it comes to negotiations, I take the time to understand the seller’s motivations, so I can position your offer in the strongest way. With a well-crafted offer strategy, I can advocate for your best interests, aiming for the greatest value and best outcome possible.

Assessment and negotiation
If you’d prefer to handle the property search and inspections yourself, but want to avoid making a costly mistake, this is the service for you.
Once you’ve narrowed down your search to the property that feels right for you, simply bring it to me for a thorough review. I’ll conduct a series of due diligence checks, including evaluating flood and bushfire risks, identifying any easements, and reviewing council records.
I’ll also provide a detailed price assessment before negotiating on your behalf to secure the best deal.
If the property’s going to auction, we’ll meet to discuss the terms, your budget, and your walkaway price, after which I’ll create a tailored bidding strategy for you. On auction day, you can relax, knowing I’ll handle the bidding with a clear focus and a firm understanding of your goals.

Auction representation
Auctions can be highly emotional and nerve-wracking, especially if you’re trying to secure your dream home. Auctioneers are experts in ‘reading’ buyers and employing strategies to drive up bids, which can lead to people overextending in the heat of the moment.
Before the day of the auction, we’ll meet to discuss your budget, what I see as fair market value for the property, and what you’re willing to pay. Based on this, I’ll create a tiered bidding strategy, with starting bid, optimal bid and walkaway price, and will guide you through what to expect on the day, including if the property doesn’t sell under the hammer.
From bidding on your behalf to handling any post-auction negotiations and paperwork, I’ll take care of the details to ensure a smooth, stress-free experience.
